Sugar Creek Country Club has an abundance of amenities including 2 heated swimming pools, an outdoor in ground heated hot tub, 2 tennis courts, large shuffleboard court area, woodshop, and a large clubhouse with a fitness room, library, pool tables, card tables, kitchen & office.  There are numerous weekly & monthly activities for you to enjoy or not depending on your wishes.

When you buy a home in this community you are buying into a lifestyle.  Come stay as long as you want then go back north knowing everything is safe & secure (or sell your home up north & stay here permanently like many of the owners do.  $158 per month association/maintenance fee, which is paid quarterly at $475 per quarter includes water, sewer, garbage pickup, lawn mowing, community maintenance & even cable TV.

This is a Resident Owned Co-Op.  When purchasing a home here you get a 99 year Proprietary Lease (Leasehold interest in real property) which is automatically renewed every year & is recorded at the court house just like a deed.  You pay annual property taxes on the property.  You may sell it, will it, or give it away just like any other real estate property.  When you buy a home in this community you buy ownership into the park.  All owners of homes here actually own a share of the park.  However, there is no share fee or extra costs of any kind.  There is an RV & boat storage area provided for the owners at no cost.

A creek runs through the northwest side of the park & the Braden River is on the northeast side.  The Braden River flows into the Manatee River & on into the Gulf of Mexico.

There is a county owned public Par 72 Golf course down the street, as is Pirate City (the winter home of the Pittsburg Pirates), and Mixon’s Fruit Farms. One of 5 Super Walmarts, Sam’s Club and numerous other stores & restaurants within 3-4 miles by yet this park is situated in a quiet, country setting with a super friendly, active RV lifestyle. Located 10 miles east of the gorgeous public beaches of Manatee County it is close enough to enjoy them quickly and easily but far enough away to keep from getting salt spray on everything.
